I called in with some questions and to schedule some inspections (11 month builder warranty, sewer scope, WDI, mold and thermal imaging). One of my questions was regarding inspection process of the roof and attic. Barbara reassured me that their inspectors will, at the least, be able to have a drone inspect the roof or if not, physically go up onto the roof, and if they're unable to (due to pitch, etc) be able to get into the attic and walk it, even though the attic is unfinished). This was important to me because I needed an inspection done for my 1 year builder warranty, and with my initial inspection, I explained that my previous one hadn't been able to get air permissions to use their drone, and they were unable to walk the roof. Additionally, they said they could only inspect from the attic entrance point.
To my surprise, Nick Russo, the inspector Barbara assigned, was able to successfully fly his drone to do a roof inspection, and was even able to walk inside the attic to inspect. This gives me confidence in their company, as they are honest and true to their statements. Nick was so patient with all my questions & concerns, and demonstrated throughout the entirety of the inspections I ordered, that he has an excellent attention and care to detail. He arrived on time, explained his methodology and processes, and found a good amount of things I wasn't even aware of. I know on their website it says that they provide your inspection report the same day, but since I ordered so many add-ons, I didn't expect to receive it til the following day, yet Nick worked tirelessly to get it back to me on the same day! Only the mold took a few days, which is to be expected, and even then, since I ordered the inspection on a Wednesday, I thought I would have to wait til the following Monday, but nope, it was also available before the weekend. Honestly this is truly the BEST inspection I have ever had done for a property, and by far the best inspector & company I have ever had the pleasure of working with!
Also, it may be good to note that if you too, have warranty items you need taken care of, Priority Inspection Service's inspection portal online allows you to just submit repairs/credits requests, instead of your builder (or the seller/seller's agent) having to read through the entire report to find what items need repairs or credits issued. That is something new for me, and is very useful!
Going back now to my initial call with Barbara, I had also found on their website, that their inspectors can provide an "InterNACHI homeowner's maintenance manual", complimentary with purchase of a home inspection, so thankfully Barbara added that to the notes on the account she created for me. I actually forgot to ask at the end of my inspection, but Nick was proactive in seeing that note and got that book over to me. I felt bad, because he had to turn around, but luckily he was only a few streets down from me when he realized. I would also recommend anyone ordering an inspection with Priority Inspection Services to get this book, because it goes into depth on nearly anything you can think of (and anything you may have forgotten) regarding your home and proper care/maintenance. I haven't yet finished reading it, but am about halfway through. While I am on top of the general maintenance items already, there are many things I have learned that I never even knew to check for.
All in all, I will definitely be using Priority Inspection Services again, and will definitely request Nick Russo be my inspector again. Thank you so so much Barbara & Nick!!

A home inspection includes checking for any structural issues such as foundation cracks, roof leaks, plumbing issues, electrical wiring, heating/cooling systems, insulation, windows, doors, chimneys, etc. Depending on how big the property is, a home inspection typically takes 2-3 hours.
Ensure all inspection points are free from clutter, including any closets that might lead to a crawlspace or attic, and clearing some space around your home’s perimeter. It’s also important to check the functionality of all built-in appliances, electric, and gas. If you don’t plan to attend the inspection, make sure your inspector has access to the home, and all pets are properly contained or moved.
A home doesn’t pass or fail an inspection. Instead, a home inspection is a thorough audit of your home’s components. In most cases, there will be concerns marked on your home inspection report, but these are strictly informative.
While you can legally skip a home inspection in many cases, doing so could mean you may end up buying a home that has major issues that need to be fixed.
While a home inspector may recommend some minor repairs, they are not qualified to make major repairs. He or she can provide information about what needs to be repaired — and it might be helpful to know that information — but the decision to actually do the work lies solely with the homeowner. Not only does this give you the freedom to choose your contractors, but it also helps prevent a conflict of interest.
A home inspection can affect appraisals for two reasons: 1) The inspector may find something wrong with the property that would lower the value of the home, 2) The inspector may find things that need repair which could increase the value of the home. If the inspection finds issues that require repairs, then the seller has to decide whether they want to fix them themselves, or hire someone else to do it. If the buyer wants to purchase the home, he/she must be willing to pay for those repairs.
